Could you please inform me of the groundwater risks to [xx], Rose End Avenue. It has come up as high risk of groundwater flooding on a search through my conveyancing solicitor. Yet when I have researched myself, as I have read and interpreted your information to mean, that your 1sq km maps do not indicate groundwater flood risks but rather the risk of groundwater appearing at the surface and that to aid prediction, historical data must be also used. Or is it that 'high' alternatively refers to the risk of pollutants rising to the surface? So could you please answer the following:
1. Is this property indeed in a groundwater high risk zone.
2. What does the terminology ' high risk' actually mean in general terms.
3. How can this high risk potentially impact on the property and what is the probability of this
happening?
4. If it is in a high risk zone, does that mean that there is a high risk of actual flooding?
5. Have you any historical data of groundwater flooding here and if so, could you give me details.
